EH Landlord Services Ltd is opening an office in Polesworth in North Warwickshire at 29 Bridge Street. The official opening date is on 1st March 2017. The office is being renovated and is open to clients by appointment only until then.
Ed Harris, Director, said "This is another small step forward in our growth plans. We have successfully arranged to move out of our home-based environment into a professional services office on the main road through Polesworth. We are pleased with the location and hope that we can serve the people in the area with professional letting, management and maintenance services going forward. We are actively looking for local staff for the new office, and shall be accepting CV’s from qualified and experienced letting co-ordinators and letting-office managers during February & March; with a view to appointing an Office Manager and two support staff in April/May 2017, all being well."

EH Landlord Services is in talks with NALS, ARLA, UK ALA and The Property Ombudsman lettings scheme, on alignment of their business systems with the highest professional Codes of Practice in Property Letting & Management.

In a recent presentation to local landlords, Ed Harris (Managing Director) said �We have come a long way in the last three years, from a small privately-held business doing repairs and maintenance work to the full-service letting & management agency we are today. We are now looking to gain some professional recognition from the applicable business associations and voluntary regulatory schemes for the work we have been doing, and seek to reassure new landlords that they can have faith in our services and professional integrity if they choose us to be their letting agent. Whilst we are not obliged to have any form of regulation by law, it is only right that a business which requires so much money to be protected should be volunteering for self regulation. Therefore I have great pleasure in announcing to landlords and tenants that we are committed to this course.�

He added, �There are many unregulated letting agents that are doing a professional job for their clients. Being unregulated is not a requirement and it is expensive to become certified (a cost that some smaller agents cannot absorb easily, and prevents them signing up to a voluntary scheme), however under the current unregulated framework we all recognise that the doors are wide open for unscrupulous letting agents to operate illegally and immorally. These are the ones that bring the whole business into disrepute and need to be weeded out. Voluntary regulation is not the complete answer to rogue agents, it is a statement of belief and intent from the leaders in the market.�

Furthermore he added, �Professional landlords are very conscious that too many �badges of respectability� are just as suspicious as none at all, and just because an agent has signed-up to a voluntary code of practice it doesn�t necessarily mean that the agent is operating professionally in reality. At the end of the day, landlords vote with their feet and take their business to agents they trust and have a good track record with. They also know it is easy to switch from one agent to another if they are not getting the service and value for money they feel they deserve. So far we have not had any landlord leave our business once they have placed their trust in us. We have tenants who come back to us time and time again to provide decent accommodation for them. I am pleased with that record. It is the real proof that our business is committed to customer service.�

On 17th April, Ed Harris, a local landlord and Managing Director of EH Landlord Services Ltd, was awarded the first of Tamworth Borough Council�s new Landlord Accreditation Scheme (TLAS) Certificates by Marilyn McNally of the Housing Team, in recognition of the quality of his private sector rental accommodation in the local area.

Ed said, �It is an honour to receive the first TLAS Certificate from Tamworth Borough Council, who have been actively promoting better housing standards and training for private landlords through their Landlord Forum events. I have the honour of looking after rental properties for several local landlords who often hear stories about bad landlords but rarely read about landlords who do things properly. Renting; a guide for students

As part of our community engagement and sustainable business programme, Ed has volunteered his time to prepare and give a 45min presentation to 130 pupils in year 13 at The Polesworth School on 9th February 2012 at 13:45, who are about the go to University/Higher Education later on this year. The presentation is entitled �Renting; a guide for students�. Ed was invited to the school by Mr Chris Ellis, Assistant Head of Sixth Form, as part of the school�s PSHE day.

FALLING FOR CHARITY

On Saturday 10th September 2011, at �Langar Airfield� near Nottingham, Svitlana Harris and Tracy Elson, two employees of EH Landlord Services Ltd, are taking a leap out of a perfectly good aeroplane from 10,000 feet in the air for charity.

Ed Harris, Managing Director said, �Our staff have never skydived before and I feel they are being really brave to do this type of event for our first community charity work!�

Tracy and Svitlana are taking part in a Tandem Skydive along with other staff from Birmingham Children�s Hospital (BCH), organised by Skyline (professional event organisers), in aid of the cardiac unit at BCH.

EH Landlord Services Ltd is in talks with representatives of the Federation of Small Businesses (FSB) today on the potential of their business franchise plan to add much needed jobs to the UK economy. The business took advice from Franchise Development Services (FDS) in February of this year and have seen their turnover triple in the past few months.

�We are excited by the prospect of solid growth in the Landlord Services Sector of the economy. With so many landlords seeking low-cost management of their properties to improve their margins, our unique low-cost approach to this growing market has proven that landlords seeking value for money are more open to making a move from their high-cost, high-street, letting agents.� Said Ed Harris, Managing Director.

This month Belvoir�s owners were reported, in the Landlord & Buy to Let Magazine, to have voiced their worry about low-cost internet-based letting agents. They are reported to have claimed that all of these businesses will be out of business soon because they don�t have the cash-flow to sustain them and provide a professional service.

Ed Harris said,�This probably says more about their worries about how fast the market is changing on them. Whilst I agree, we need to weed-out the poor operators in this unregulated part of the economy (both high-street and internet-based), we must also recognise that the high-street model of letting & management �shops� is disappearing onto the internet very fast, as we have already seen with many other high-street outlets. I am just as annoyed by unscrupulous agents as Belvoir, only I feel it is better to adapt and offer more value to clients, than to be a scaremonger. Landlords are intelligent people. They know if an agent isn�t doing their job and will move to one that meets their expectations and operates professionally.�

�A legal tenant eviction process must be followed if landlords are to prevent being taken to court by tenants for �illegal eviction�. Tenant-rights websites are educating tenants, even the deliberately dishonest ones, to use the Housing Acts against landlords! Part of being a professional landlord is to ensure that you have the right Landlord Services team working with you. They ensure a legal eviction process is followed to the letter. Going it alone without the right specialist legal advice is a significant risk these days. We are likely to see a rise in the number of tenant evictions in 2011 as the economy and the jobs market struggles to catch up with the rate of unemployment expected this year. To guard against the spiralling cost of evictions, it is recommended to have Landlords Legal Protection insurance and Rent Protection insurance in place. These policies are essential safeguards for landlords, especially this year.� Said Ed Harris, at a meeting of local landlords in the Midlands.

�Difficult buy-to-let lending criteria and acceptance criteria for established landlords, those with between �1M and �2M property portfolios or more, has forced the majority of them to sit on the side lines instead of buying more rental property, according to a survey of our landlord clients. Many of our clients would like to buy more property right now, however they feel uneasy about interest rates, and frustrated about how they have been treated by their banks and lenders through the recession. It doesn�t help when their preferred lenders are mistrustful of landlords who have �impeccable� mortgage repayment histories.� Said Ed Harris, Director of Business Operations, to an audience of brokers last week.

�Established landlords with perfect mortgage repayment histories are being refused lending, primarily because of other minor credit infringements e.g. temporarily over-limit on a credit card or an overdraft, or a single missed payment, or because they are �too near� their credit limits, it is obvious that we have entered �the computer says, No� era. That means lending on Credit Score only. This is dangerous for the recovery in the housing market, and causes obvious annoyance amongst landlords, as traditional manual credit checking and under-writing would show more than enough equity/capital to secure a loan exists in their portfolio. Sadly, we�ve moved from manual underwriting to Credit Scores, so an impeccable Credit Score is worth more than the available equity and capital to cover you requested debt position. Some lenders have lost the loyalty of their landlord client base over this change, meaning less property is coming to market to meet the rising demand for rental housing.� Said Ed Harris, Director of Business Operations, to an audience of landlords in North Warwickshire recently.

�In the age of the Credit Agencies, all Portfolio Landlords must take much greater care of the minor lines of credit they use for working capital (now loans are even tougher to get). Even small �1k or �2k credit card repayments can stop you getting the �250k buy-to-let mortgage. To get an acceptable credit score every credit facility needs to be perfectly managed for at least a period of 3 to 6 months before you�ll get acceptance � there is no more tolerance of errors in the Credit Scoring system.
